Furnished or Unfurnished
Are you wondering if you should rent out your rental property furnished or unfurnished? There are a lot of things to consider when making this decision, for example, where is the property located, what price range is the property in, and who are you trying to attract?

For example, if you have an apartment in a college town or vacation destination city, a furnished rental might me a great option. A college student will not have a lot of furniture of their own, and would probably appreciate some basics that would probably be too expensive if they had to buy on their own. Some of the things that could be included are: living room, dining room, bedroom furniture, washer/dryer.

If you do decide to rent it out furnished, you will now need to worry about protecting your investment. Make sure you take pictures of the items and make the renter acknowledge their condition in writing before handing over the keys. It would also make sense to speak to your insurance company, about coverage to this items in case of damage. Also, make sure the security deposit is enough to cover repairs to items not covered by your property insurance.

In some cases, it might not make sense to rent out your property furnished. For example if it is a larger home, and the price range is a bit on the high end, it is better to rent out unfurnished. The families who will usually rent out a larger home, will tend to have their own furniture, and will have their own decorating style. If you are renting out the property furnished, you could be limiting your options.

How to be a “Green” Renter

Just because you don’t own your own home, and are renting, doesn’t mean you can’t help out and be “green.” Here are some tips on how to be a “green” renter.

RECYCLE

You can help out by recycling your trash. Check with your landlord or waste collection service to see if a recycling program is available. If it is, check to see what the guidelines are for recycling so you can sort your recyclables properly. If it is not available, you can still recycle on your own, it will just require a little bit more work on your end. Sort your recyclables by plastic, glass, paper etc. and make a trip 2 or 3 times per month to your local recycling center.

USE GREEN PRODUCTS

You can also help out by using “green” products to clean your home. Try going back to basics by using vinegar, baking soda, washable towels and rags instead of paper towels. Your local grocery store also has a wide variety of “green” products to choose from, so we don’t damage the environment.

CONSERVE ENERGY

Remember to turn the lights off when you are not using them. Not only can it save you money, you will also be helping the environment. Also, unplug all of your appliances if they are not in use, like your toaster, microwave, hair dryer, cell phone charger, etc. Don’t leave the water running! Take shorter showers instead of long baths, accumulate a full load of clothes before running a wash, etc.

TOP TIPS FOR TENANTS WITH PETS

If you need to move and you have pets, you have to read this. If you don’t own your own home, and you need to rent an apartment or home, here are some tips on how to get a Landlord to rent to you and your pet.
1. Give yourself plenty of time to look for a property, and be prepared to move fast if you find somewhere suitable that will accept your pet.
2. House-training is a must and obedience-training, for dogs, is an added bonus. Make sure that fleas and ticks are under control, and let a prospective landlord know about all of it. The more they feel you are a conscientious pet-owner who takes their concerns seriously, the more likely they are to agree to rent to you.
3. Ask if you can introduce your dog to the landlord. Once they see how well-behaved it is, even a landlord who has said ‘no’ to pets, may come to reconsider.
4. Expect to pay a higher deposit - and be prepared to offer to do so, if you sense reluctance on the landlord’s part.
5. Offer to remove every trace of your pet’s presence when you leave, and suggest that you add a clause to the contract saying so. It’s probably a good idea to specify from the start what that will involve, and could include deep cleaning of the carpets, flea treatment if necessary and deodorizing.
6. If you want to put in a cat-flap, approach the landlord/agent in a way calculated to get a ‘yes’, by offering to sign a rider to your contract that you will put things back the way they were when you came. It might be as easy as simply replacing the bottom door panel, or replacing a pane of glass for window cat-flaps.

Moving Checklist 3
Almost moving day, two more days and you will be settled in your new home, how exciting! Here is a check list so you don’t forget the important things! Take a look at our previous blog posts, for our other moving check lists. 6 Weeks before moving day. 2 Weeks before moving day.

2 Days Before Moving Day:
- Remember your ‘SURVIVAL’ box. Include important medications, first-aid kit, children’s favorite toys (especially bedtime friends), toiletries, tea, coffee, kettle, milk, snacks, baby needs, children’s sleep wear and school needs, work clothes and essentials for the following day. Don’t forget the dog’s leash, pet food and bowls.
- Collect dry cleaning.
- Make sure mover has clear instructions as to your new address and mobile phone numbers
- Double check access details and key collection for your new home.
The Day Before Moving Day:
- If scheduled, professional movers will arrive to pack up your household. Make sure you leave out essential items for that evening and the following morning.
- Defrost, empty, dry out and air your refrigerator.
- Prepare bags / boxes with all items that you wish to transport yourselves.
Moving Day
- Transport perishable food items in a cooler box.
- Have plan at hand for furniture placement in new home
- Have at hand your “SURVIVAL” box.
- If renting, arrange for key collection.
- Collect all car and house keys, ensure gas and electricity meters have been read and telephone disconnected.
- Check tops of cupboards.
- Turn off power.
- Lock house, remember to leave keys as specified.
Enjoy your new home! Now you just have to unpack and get settled in. Not as easy as it sounds, but at least you have all the time in the world to get it done! Moving Check List 2
Ok, so you are getting closer to your move. Only 3 weeks to go! You are probably getting nervous and excited about your new place. Here is a check list to make sure you remember all the important things you need to do to ensure a smooth and easy move.

2-3 Weeks Before Moving Day.
- Set aside sheets, towels and necessities to be used on the first night at your new place
- Draw up a plan of your new home and where you would like to place your furniture
- If traveling long distance, make sure your mechanic checks your car now.
- Return any library books, videos, etc
- Arrange for babysitting and pet sitting for moving day.
- Book a cleaning service to clean your new home before you move in
1 Week to moving Day
- Cancel newspaper, water and other deliveries and change to new address
- Indoor plants should be lightly watered and packed into plastic lined boxes.
- Remove batteries from battery powered items.
- If you have purchased a new home, ensure you have a final inspection the day before settlement to ensure the home is as you bought it and the fittings and fixtures outlined in the contract remain
- Redirect mail through local Post Office.
- Advise services like: babysitter, gardener, cleaner of your move
- Prepare an ‘Essentials’ box that contains important items such as remote controls, shelf supports, bed legs, keys, telephone charger, telephone handset, furniture assembly instructions
- Schedule for utilities to be shut off or transferred to new property.
