			<content:encoded><![CDATA[<p>In the Orlando, Windermere, Winter Garden, Apopka, Kissimmee, Oviedo, Longwood, Winter Springs, Winter Park, FL  real estate market, buying a home with the intent to fix it up is one of the best investments you can make. There&#8217;s no better way to take control over your home ownership than to customize the design, floorplan, and landscaping of everything from a single story rancher to a charming Victorian – especially if you&#8217;re looking to use the current Florida real estate economic climate as a way to get the home of your dreams without breaking the bank.</p>
<p>However, as any responsible real estate agent will tell you, buying a fixer-upper can be a big challenge. Excessive or hidden damage in a home can be both dangerous and costly. Before you make the plunge, make sure you follow a few important fixer-upper guidelines.</p>
<p>1. Always get an inspection. Nothing will give you a better idea of what kind of repairs you&#8217;ll come across than a thorough home inspection from a trusted source. Don&#8217;t take on more damage than you, your contractor, and your budget can handle.</p>
<p>2. Pay attention to the layout and structural foundation of the house. If you&#8217;ve always dreamed of a large kitchen, make sure your potential new home can be adapted in terms of wiring, plumbing, and layout. Sometimes, the skeletal structure of a house prevents certain types of cosmetic changes.</p>
<p>3. Location matters. It doesn&#8217;t matter if you&#8217;re looking for a single family house in Orlando, Oviedo or Longwood or a condo in Windermere, Winter Park or Winter Garden; a home&#8217;s value is only as high as the neighborhood in which it&#8217;s located. A rundown building in a nice neighborhood has the greatest potential to bring an enormous resale price.</p>
<p>4. Know the difference between “big fixes” and “small fixes.” Things like drywall, painting, floor refinishing, landscaping, and hardware are easy to do yourself. Things like plumbing, electrical work, windows, and roofs can be more expensive and difficult. Stick to changes you can make for certain based on your skill level and budget.</p>
<p>When buying a home in Orlando or looking at Windermere real estate options, a fixer-upper can be one of the best ways to get the home of your dreams for a low overall cost. <p>Central Florida home sales have continued to stay just over the 2000 per month mark for the fifth month in a row.  Realtors were apart of 2206 for sale transactions in Orange &amp; Seminole Counties last month.  October of 2008, sales were nearly half of this October’s figure.  The amount of days on the market in October of 2008 was 110 days, October of 00, 98 days.  The inventory of a year ago was 24,657, now just under 15,743.  This continues to be a great time for buyers of Central Florida real estate and buying a home for sale.  Rates still in the 5% is great reason to become a home owner.  For those renting now would be a great time to buy a home with rates this low and an inventory still high.</p>

<p>It looks to be true&#8230;..that is the Senate passing a bill by unamious vote to extend the $8000 tax credit for home buyers beyond its scheduled November 30, 2009 expiration date.   Now this credit would be available those who close by the end of April, 2010.  This credit will also apply to those buying a second home or subsequent home.  Currently only first time (unless its been more than 3 years) home buyers are eligble. </p>

<p>September, not a bad sales month in Central Florida.</p>
<p>Central Florida home sales have continued to stay just over the 2000 per month mark.  Realtors were apart of 2151 for sale transactions in Orange &amp; Seminole Counties last month.  Sept of 2008, this number was only 1394.  The amount of days on the market in Sept of 2008 was 97 days, Sept of 08, 112 days.  The inventory of a year ago was 24,690, now just under 15,967.  This continues to be a great time for buyers of Central Florida real estate and buying a home for sale.  Rates still in the 5% is great reason to become a home owner.  For those renting now would be a great time to buy a home with rates this low and an inventory still high.</p>

<p>Central </strong><strong>Florida</strong><strong> home sales have risen to over 2000 in a month, the most since August 2006.  Realtors were apart of 2131 for sale transactions in Orange &amp; Seminole Counties last month.  June of 2008, this number was only 1489.  The amount of days on the market in June of 2008 was 121 days, this past June, only 104 days.  The inventory of a year ago was 24,575, now just under 17,831.  This continues to be a great time for buyers of </strong><strong>Central Florida</strong><strong> real estate and buying a home for sale, we may never see rates this low again and still plenty of inventory to choose from.  For those renting now would be a great time to buy a home.</strong></p>
