    Can a property manager help me avoid bad tenants? 

    Typically bad tenants will target owner-managed rentals because they can’t pass muster with property managers. They know that when a property is for rent by owner the rent will be less and there will be less scrutiny of their financial situation. Because bad tenants can’t be evicted without notice and an eviction can take months and cost you money, property managers will track references and do their utmost to avoid potential bad tenants and associated eviction problems.

    Bad tenants can cause more than just an eviction, or damage. With a quality tenant, you can advertise during the last part of the lease looking for a new tenant while the current one resides in the property. With a bad tenant, you may not be able to advertise the property either because it does not show well or the tenant refuses you to do so.

    New Year brings optimism for the 2009 Real Estate Market 

    What better way to start the New Year, then to bring confidence to our 2009 Real Estate Market. Ringing in the New Year being hopeful and optimistic will allow us to decide what we can do to improve our way of thinking about what is currently going on in the market. The New Year begins with us having a positive outlook and is a promising time for those of us looking to buy a home in the Orlando, Windermere, Winter Garden Florida areas.

    Here are a few reasons to make a real estate investment in 2009:

    Lower Home Prices: Housing prices have fallen to more affordable levels, in some markets moving back to 2003 prices. Lower home prices expand the number of people able to afford to buy and own home, creating a greater demand in the 2009 Real Estate Market.

    Historically low interest rates: 30 year fixed mortgage rates are nearing 5 percent and are expected to move to 4.5 percent or lower in the 2009 Real Estate Market. Compared to 6.25 percent rates seen earlier in 2008, a rate of 4.5 percent would mean a monthly savings of $218 on a $200,000 mortgage. Lower monthly costs will keep people in their homes, reduce the number of homes on the market and lead to a stabile housing market.

    The New Year brings optimism for the 2009 Real Estate Market. It is already evident that the housing inventories and prices are beginning to stabilize. The combination of lower prices and historically low interest rates will lead to a very good housing recovery.

    No one can predict a market bottom, however it appears the worst of the market turmoil is behind us. The drive to stabilize and improve the housing market should lead to an improved 2009 Real Estate Market.

    Find your Dream Home in Florida 

    Is your dream home etched in your mind? Are you just waiting for the perfect time to bring it to reality? Now is the time! The market is slow at this time, which makes it a buyer’s market.     Owning a Home: The American Dream 

    Have you ever desired the house of your dreams whether it was in another state or right here in the Orlando, Windermere, or Winter Garden Florida area? We call it “The American Dream.”

    Wikipedia describes the American Dream as a belief in freedom that allows all citizens and residents of the United States of America to achieve their goals in life through hard work. A part of that American Dream is to own our own home, you know, that proverbial house with the white picket fence and all.

    Americans have a long tradition of a solid work ethic to reach our dreams. No doubt about it, it does take a lot of work to own your own home. Over the years, the American Dream has changed a bit in relation to finding that home. Years ago it was much simpler. You purchased a plot of land and built your house on it. Now, we spend hours and hours looking for the right area to live; the right schools for our children; and the perfect house with the perfect yard. We have to make sure the house we buy has the best of everything. This can be exhausting!!! Not to mention, do the neighbors have barking dogs?!

    In spite of today’s complexities, the American Dream is still alive – dreaming of making a better life for ourselves and our families. We have high hopes and great expectations. Our goals are founded on those high hopes, and we will do anything to achieve them.

    America is known as the land of plenty, the land of opportunity, and the land of destiny. Free enterprise is at the foundation of that dream. In relation to owning our own home, the possibilities are limitless in America. We have so many choices and are very fortunate. In America, owning your own home (private property) is a fundamental, unalienable right. This American Dream is real, and it can be achieved.

    The paradox is: some people say that we are working so hard to make the American Dream happen that we are not taking the time to enjoy the American Dream.
